Happy 2012! Many of you have asked if I think things will start selling in the Cary NC Real Estate market 2012. Without hesitation, I answer YES!
While I cannot predict that the prices will see a drastic increase yet, I expect sales volume will continue to increase. Here are some thoughts on what it will take to be successful at selling in 2012.
The Six Factors to Selling a Home in 2012 are.....
1. Market it early in the year - For those thinking of selling, do not wait. As we get closer to the summer the competition will increase, there will be more Homes for Sale in Cary NC and foreclosure inventory will rise. Currently, 10% of the homes for sale are distressed (short sales or foreclosures) in Wake County. You want to market the property when competition is low. The more competition, the less money we tend to get on the sale.
2. Market it aggressively - Aggressive marketing is the job of the Cary NC Realtor you hire. Too many agents list a property, put it in the MLS and wait for someone else to do the work. That marketing strategy doesn't work anymore. To get it sold in 2012, the property has to be pushed....the 'squeaky wheel gets the oil.' The property marketed aggressively gets the buyer.

The National Association of Realtors (NAR) is helping state and local Realtor organizations, like the Triangle Association of Realtors, promote a weekend of nationwide open houses. This kind of event will make the homes for sale in Cary NC even more attractive. The objective is to increase consumer awareness of the benefits of buying a home, give sellers an opportunity to increase the exposure for their home for sale, and continue to spread the word about the expanded first-time homebuyer tax credit which ends April 30. Realtor Nationwide Open House is a large “get-the-word-out” campaign geared toward encouraging as many brokers and agents to participate by hosting open houses.
