Six Factors to Selling a Home in 2012

Happy 2012! Many of you have asked if I think things will start selling in the Cary NC Real Estate market 2012. Without hesitation, I answer YES!
While I cannot predict that the prices will see a drastic increase yet, I expect sales volume will continue to increase. Here are some thoughts on what it will take to be successful at selling in 2012.
The Six Factors to Selling a Home in 2012 are.....
1. Market it early in the year - For those thinking of selling, do not wait. As we get closer to the summer the competition will increase, there will be more Homes for Sale in Cary NC and foreclosure inventory will rise. Currently, 10% of the homes for sale are distressed (short sales or foreclosures) in Wake County. You want to market the property when competition is low. The more competition, the less money we tend to get on the sale.
2. Market it aggressively - Aggressive marketing is the job of the Cary NC Realtor you hire. Too many agents list a property, put it in the MLS and wait for someone else to do the work. That marketing strategy doesn't work anymore. To get it sold in 2012, the property has to be pushed....the 'squeaky wheel gets the oil.' The property marketed aggressively gets the buyer.
3. Put your best foot forward - Never underestimate the power of offering your best condition and your best price to the “early birds.” We are in the midst of a “Pricing War and Beauty Contest at the Same Time.” Studies show that sellers that price their homes ahead of the market will get more for their homes in a shorter time period than sellers that overprice and make several price adjustments. A home has the most value the day it hits the market. After it sits for a long time, buyers wonder “What is wrong with it?”
4. Review activity often - Showing activity will tell a story. If there are no showings or a lot of showings, it means something. At Town & Country Realty we follow up with every agent for showing feedback, and provide the information to our sellers in a timely manner. The Cary NC Real Estate market is constantly changing and sometimes a minor change to the way a property is listed makes the difference in selling or not. Personally, I make sure the information is delivered often to my clients and I feel that has a major influence on our sales success.
5. Don't get offended - Unfortunately, there are some buyers that want to make low offers. Don't get offended by this. Review the offer and make a counter offer close to full price if you want to. Remember, you are in charge of what you take and you can always reject an offer if it is not satisfactory to you. Offers equal activity and activity eventually leads to sold. We would rather have two low offers than no offers at all. Either way, it’s a business decision.
6. Make a financial decision - Too often, we let our emotions get in the way of making good financial decisions. Sometimes we sell too low or we don't sell when we should. The key to making a sound decision is to look at it from a financial perspective and do what makes the most sense financially. If the average home in Wake County has dropped in value 10-15% since the peak in 2007, we’ll evaluate how your house compares and do what is best for you.
