Happy 2012!  Many of you have asked if I think things will start selling in the Cary NC Real Estate market 2012. Without hesitation, I answer YES!

While I cannot predict that the prices will see a drastic increase yet, I expect sales volume will continue to increase. Here are some thoughts on what it will take to be successful at selling in 2012.

The Six Factors to Selling a Home in 2012 are.....

1. Market it early in the year - For those thinking of selling, do not wait. As we get closer to the summer the competition will increase, there will be more Homes for Sale in Cary NC and foreclosure inventory will rise. Currently, 10% of the homes for sale are distressed (short sales or foreclosures) in Wake County. You want to market the property when competition is low. The more competition, the less money we tend to get on the sale.

2. Market it aggressively - Aggressive marketing is the job of the Cary NC Realtor you hire. Too many agents list a property, put it in the MLS and wait for someone else to do the work. That marketing strategy doesn't work anymore. To get it sold in 2012, the property has to be pushed....the 'squeaky wheel gets the oil.' The property marketed aggressively gets the buyer.

Cary/Apex/Raleigh/Holly Springs NC - Real Estate blog.  I had the opportunity to hear Tony Tata address Cary NC Realtors regarding the new Wake County School Assignment Plan.  Our hope is that this new plan will have a positive impact on Cary NC Real Estate. There are a lot of great advantages to the new "Choice Student Assignment Plan" that you can benefit from whether you are planning to sell your home, purchase a new home, or just stay put for a while!

The key objectives of the new plan are (1) stability, (2) proximity, (3) choice, and (4) achievement.  The choice plan gives families exactly that, a choice!  Families who are happy with their current schools can stay.  Upcoming sibilings can join the same plan.  And best of all, the new plan prevents controversial mandatory reassignments.

Yes, it is that time of year already!  Time to start thinking about presents, bows, decorations, parties and hostess gifts.  Did you know that 34% of consumers use thier mobile device to compare prices online while they shop in a store and 21% use the barcode scanning tool to search for the best price?  We want to make sure you shop smart this holiday season.  Find the best retail deals near you with the aid of a smart phone app. Here are the top free apps to download before Black Friday

Cary/Apex/Raleigh/Holly Springs NC - Real Estate blog.  Yesterday’s Sherwin Williams color 2012 presentation by Atlanta’s Designer Marketing Manager, Carolyn Barton was a fabulous overview of the amazing color tools, trends and techniques that are now available on the market.  The 4 color spectrums we’ll see more of includes the entire spectrum of red, eco-related shades of blue, mossy greens and the gamut of neutrals.  This sumptuous collection is a direct reflection of what we’re seeing from the runways, award winning architecture, art exhibits and cooking.  Ms. Barton pointed out the sensitivity we are seeing to the global culture, current economy, environment and our quest to achieve personal balance.  Feel free to contact Laurie Preston of Preston Interiors, 919-607-1603 laurie@prestoninteriors.com, for a 2012 color consult for your residential spaces  and Kim Loughren 919-971-9019 Kim.Loughren@indoff.com for commercial interiors.  Make it a colorful day!  Susan Montpetit 919-303-9800 Susan@MikesRealEstateTeam.com

America’s Best City? Raleigh!
Bloomberg Businessweek recently evaluated a range of positive metrics around quality of life, counted up restaurants, evaluated school scores, and considered the number of colleges and pro sports teams to determine America’s best city. All these factors and more added up to, you guessed it, Raleigh, N.C.
